Access Statement

Introduction

Ashberry Guesthouse is a newly-built, centrally heated, sandstone townhouse situated one mile from junction 40 of the M6 and one quarter of a mile from the A66 at the southern end of Penrith. We have six en-suite bedrooms, one is an accessible room with full facilities situated on the ground floor and the remainder are on the first floor accessed via a 125cm wide staircase with handrail.

Arrival and car parking

Leave the M6 at junction 40 and take the A66 on to Kemplay Bank roundabout and take the 3rd exit. Turn left at the KFC restaurant into Penrith, pass B&Q, then just passed Ullswater Community College, turn in via the slip road just before the mini roundabout and Ashberry Guesthouse and car park is on your left.

From the A6 north of Penrith, follow the signs for town centre and A66 through town until you get to John Norris Game & Fishing Tackle shop on your left, 100 meters further on you will see the Shell Garage on left, as you approach there is a mini roundabout. Just over the roundabout is an access slip road to the right and Ashberry car park is to the left side of the building.

Taxis are readily available to hire from Penrith train and bus stations. We will be happy to arrange such facilities for you if you require.

Main entrance

Entry to Ashberry Guesthouse is gained from the 91cm wide door at the front of the building via two sandstone steps, the first one is 12cm high and the second is 14cm high, into a small lobby leading to the reception area, lounge and dining room with level access throughout the ground floor. There is a door bell to the right of the front door. The door opens inwards. Level access may be gained, if required, from the level paved car park at the side of the building, via the ramped fire escape door, by prior arrangement.

The car park and front door are well-lit at night.

Ground floor

Level, dark wood effect flooring throughout the ground floor public areas.

Guest lounge area and reception desk are to the left of the main room and dining area to the right.

There are two large bay windows and a smaller one in this main room making the areas light and airy.

The lounge area has a sofa and two armchairs, a coffee table, and also incorporates the reception desk, with table lamp.

The dining area has six tables with two chairs each. The tables are 80cm wide with a 58cm wide and 68cm high knee-hole space. The height of the chair seat is 46cm high. There are two pendant ceiling lights, each with five bulbs in the lounge and dining area to give ample light in the evening.

Opposite the main entrance door is a door through to a small lobby and an accessible WC with colour contrast anti-slip flooring, there are drop down rails next to WC, if required, and a pull cord alarm with 90cm wide door opening outwards. All pull cords sound in both the kitchen and managers flat to summon assistance.

Room 6 (Accessible room) a 90 cm wide door opens inwards.

Room 6 is a twin room but can be made into a super king if required via zip and link beds. The single wardrobe has lower and normal height hanging rails. There is a dressing table with knee-hole space being 56cm wide and 68cm high, with a 32cm high stool, and bedside cabinets with bedside lights. There are also pull cord alarms in both bedroom and en-suite. The wet room en-suite has colour contrast anti-slip flooring, pull down shower seat and rails, if required.

A 91cm wide door then leads to the side fire escape door and into the car park to the fire assembly point.

A 125cm wide stairway with handrail leads to first floor bedrooms 1-5. There are 14 steps to the half landing, then another 4 steps to the first floor landing leading to rooms 1-5.

We have sensor activated lighting in all the corridors.

There is a good colour contrast between walls and flooring throughout the building.
